Construction growth from 1.5m brownfield homes could boost LCV demand

England has capacity to build almost 1.5m new homes on brownfield land, a scale of development that would directly stimulate demand for light commercial vehicles (LCVs) and construction fleets, according to new analysis from CPRE.

Data from local authority registers show 30,257 sites covering 32,884 hectares could accommodate 1.49m dwellings, with more than half shovel-ready for 790,000 properties. Brownfield availability rose 16% between 2023 and 2024, with major capacity in London (535,000 homes), the South East (190,814) and West Midlands (191,004).

The figures land as ministers finalise a planning and infrastructure bill designed to cut red tape and accelerate approvals. FleetWise’s Industry Outlook Report earlier this year noted that a loosening of planning rules could trigger a “construction boom”, with knock-on effects for LCV procurement, utilisation and electrification.

With just 1.6% of the UK van parc electric, a large-scale housebuilding programme would put further pressure on supply, range capability and charging access for construction fleets.
